For investors outside Nigeria, property can offer compelling opportunities, but distance changes the way those opportunities should be assessed and executed. The answer is not simply more information. It is a more disciplined process.
Verification comes first. Ownership, title, counterparties, planning position and the physical condition of an asset should be independently understood before capital is committed. Attractive presentation is not a substitute for documentary and commercial clarity.
Execution matters just as much. Investors need to know who is responsible for each stage, how funds are controlled, how progress is evidenced and what happens when assumptions change. Clear reporting and accountable local coordination become especially important when the investor cannot always be on the ground.
Currency, liquidity, taxation, exit pathways and the practicalities of repatriating returns should also form part of the investment case from the beginning rather than being considered after acquisition.
A credible cross-border property strategy therefore connects opportunity with verification, documentation, governance and execution. Distance can be managed. Ambiguity should not be.
