Location is one of real estate’s enduring fundamentals, but investment performance depends on more than geography. The strength of demand, the quality of the asset, the capital structure and the route to execution all influence whether an opportunity can create durable value.
Demand should be examined at the level that matters to the asset. Who will buy, lease or use the property? What alternatives do they have? What makes this proposition relevant to them, and how sensitive is that demand to price or economic conditions?
Infrastructure and accessibility can alter the investment case significantly, as can the timing of surrounding development. Equally, the capability of the parties responsible for delivery can determine whether projected value is actually realised.
Income potential should be considered alongside operating costs, capital expenditure, financing and liquidity. An attractive headline yield can become less persuasive when the full cost of ownership and the realistic exit pathway are included.
Investment judgement is therefore an exercise in connecting the asset to its commercial context. Location matters. The complete case matters more.
